The epicenter of the Beltline.
It’s fast becoming the centre of the Beltline if it isn’t already. The other candidate for centre of the Beltline is fourth Street and 17th Ave. It doesn’t have the Best Buy or Canadian tire like eighth Street but it does have a corridor that goes through 17th Ave. and keeps going south. That intersection has the best potential to be the epicentre, But when they built that one story retail plaza it kind of killed it.
 
Even better, buy out the two apartments next door and build up. Combined dental office and Puff N' Stuff lot too small to maximize value on a meaningful scale.

I would love if a developer acquired this building along with the dental office to continue the development along 8th.

Holy man, those pictures look amazing. The yuppies in the Beltline and capitalists in Upper Mount Royal are all probably sopping wet for this place!
 
i was down there this morning to check it out, was packed. i also needed ink for my printer. canadian tire didnt have it, shoppers didnt have it, best buy didnt have my spec but found it at london drugs. feels like a shopping center there now. so many options!

Looks amazing. Now it's time for the City to step up it's part on this hub as it finally has enough mass. 8th Street and 17th Ave streetscapes and sidewalk widenings need to get some love. The shitty condition of our nearby sidewalks and overly wide 8th Street is increasingly inconsistent (not to mention incredibly inaccessible/unfit for increasing pedestrian loads, wheelchairs, folks with mobility challenges) with the character and reality of this area of the neighbourhood. Let's reward good urban form, good urban culture, increasing pedestrian volumes with investment to match.
