I am hoping the Sentinel DP will need to go to Planning Commission. If that happens, there's at least a bit of opportunity for it to be sent back for some further work. It's just not up to par for such an important intersection. Even Truman's new DP in Carrington (at the edge of town) looks better than this.

I own property around the intersection and welcome this development, even if it isn't perfect. I'd rather a 6/10 building in 2026 than a 8/10 building in 2028.

There is no shortage of decrepit buildings and empty lots in the area. The Sentinel will raise property values in the neighbourhood and encourage further development.

Don't let perfect be the enemy of good here.
 
Are we all talking about the same proposal here? The original one was pretty rough and had bad street Interfaces. The second one was a lot better.

No it’s not an icon, but the second version fits that 6 or 7 out of 10 for this area I think. Lots will depend on materials, but the form is reasonable.

But isn't it though? The project website lists 28,000 sqft of retail as part of this. Ignoring the inaccurate street lights and other sloppy rending nonsense, it appears there's lots of retail. I am not an overall fan of the development, but I feel it does enough right to get a pass. To each there own of course - I would have loved a crisper rendering and some solid dark brick instead of this white stuff. But the form appears good enough and not car-oriented.

I don't think the market would have been there for a high rise in this location. It's not super desirable. The city tried to entice asi with a bunch of free density, but the economics were such that 6-storey wood-frame made more sense. How is bronco's building doing?
