All that's left in phase 1 are the office blocks and the high rise blocks. Office blocks make sense they will take longer. The high rise blocks may hinge on cost of concrete and steel construction vs wood and steel. Or it's something as simple as Gracorp owning them all with future phases in mind.

A few pics from U/D on one of the rare cloudy evenings this month.

Streetscape in front of Argyle looks good. A few mature trees are all that’s missing.

Whenever anyone thinks 17th Avenue SW sidewalks are "good enough" for the pedestrian traffic, show them this picture.

While not always achievable in narrower right-of-ways, this is the width that a successfully designed pedestrian-centric urban sidewalk should have. I just think how different things would be if we recognized that in all our projects, public and private. Imagine if this was the scale of sidewalks Marda Loop main street was getting instead of a compromised vision, where to save a hand-full of parking stalls we lose 2m of the potential patio and sidewalk zone.

You're not comparing 17th ave and Marda Loop, to University District, are you? Because obviously, that would be wildly unfair in countless ways

A few random pics from around University District.
The more I visit the district, the more I like it. Despite the area being so new and all the ongoing construction, it already has a nice green feel to it with lots of trees and shrubs and this is only going to get better over the next few years. As always, university Avenue is busy with people visiting all the retail spots, and that’s another thing that’s only going to get better over the coming years.

Imagine if Quarry Park, which will have a greenline station was developed like this.

Great pics! UD is really coming along.

I imagine Quarry Park could resemble this sort of with future developments.
