All that's left in phase 1 are the office blocks and the high rise blocks. Office blocks make sense they will take longer. The high rise blocks may hinge on cost of concrete and steel construction vs wood and steel. Or it's something as simple as Gracorp owning them all with future phases in mind.

Whenever anyone thinks 17th Avenue SW sidewalks are "good enough" for the pedestrian traffic, show them this picture.

While not always achievable in narrower right-of-ways, this is the width that a successfully designed pedestrian-centric urban sidewalk should have. I just think how different things would be if we recognized that in all our projects, public and private. Imagine if this was the scale of sidewalks Marda Loop main street was getting instead of a compromised vision, where to save a hand-full of parking stalls we lose 2m of the potential patio and sidewalk zone.
