As an update, we just received a letter from the developer for our PDI - pre-delivery inspection for our 8th floor unit.

March 3

Now it really feels like things are just around the corner.

Hurry up and end February, shortest month of the year is taking forever!

Hello everyone,

Just contacted Centro condo regarding about lockers. The rep said I will have to wait until my PDI to ask about the lockers. I guess I will have to wait for the damn PDI letter to find out the date. (By the way, I am on the waiting list... so useless)
Anyone with the same problem??

The locker stuff is getting really annoying now.... = (
 
Totally agree! The locker situation is annoying beyond belief.

On March 3 I have my PDI so I will ask them about it then.

If they expect me to pay them for this I better get to see it first and being able to have it next to or very close to where our designated parking spot, is also a must.

I would at least appreciate knowing dimensions sooner rather then later, I already have some bike hooks, shelving and Rubbermaid heavy duty totes to put in there, but I don't even know if all of that will fit.

On another note, I am really going to push them on the date of the PDI to tell me when our moving day is and the amount of time we have with the elevator. Being our first home we had to purchase everything so I will have to coordinate IKEA, Brick and LEONS delivery trucks all on that one day, as well as my own delivery of personal property that I hope to fit in mine and my buddies 2 SUVs.

The sooner I know what I am working with for day of the week - for getting time off work - as well as the amount of hours, whole day? 3 hrs? that I have the elevator for, the more prepared and organized we can be.

Keeping my fingers crossed the PDI person that escorts us is knowledgeable and has a lot of info and documentation for us.
 
One week left in February...so looks like some of you will be moving in sooner rather than later. Looking at some pics posted in the other topic, looks like the main building is pretty much completed and now it's just the interior/finishing touches.
I too, would like to find out more about the locker situation, so if anyone gets any further info, I think we'd all appreciate an update!

Centro Condominiums

Anyone has information on how much of development fees and other levies to expect (per sq.ft) for the Centro Condo units (unless they were initially capped in the contract)

I'm not really sure what you are looking for?

All fees and cost details are in documentation you can pick up at the sales office on site.

Condo fees are determined by total sq. ft of your chosen unit - not including the sq. ft of your balcony.

I believe the rate is $0.41/sq ft - this is the same rate for all units in the building but of course, the bigger your unit, the higher your condo fee. It includes all condo amenities, which are quite extensive (pool, hot tub, sauna, theater room, billiard room, full gym, outdoor terrace, etc, etc.) as well as water to your unit.

Hydro & gas are individually metered per unit and charged accordingly. Internet, cable, phone are all up to you to setup, pay, etc.

I rememeber this figure coming up in previous discussions with the builder.
I would hope they didn't include the balconies, which are 25% of the square footage for me :/

I get the maintenance part which both of you have clarified but was curious to find out the extent of one-time levies and development fees which the buyer will have to cough up. (This topic has also been commented upon elsewhere in these forums refer http://urbantoronto.ca/showthread.php?9156-levy-and-development-fees&highlight=centro). The lawyers always advise capping those but not all builders agree to such an amendment.

This my first post, so please be nice! ;)
Normally I don't write on blog sites but I've been following this thread for a while considering I also purchased a place here.

I went through the PDI last week and boy was I disappointed... it might just be me who had high expectations but i couldn't help but find problems after problems. There were uncompleted kitchen cabinets, cracks on the wall, scratches all over the laminate flooring.etc.etc... My first impression was like... wow. the quality of the materials looks cheap and the quality of work looks half-assed. Not only this, just as a minor warning...the kitchen faucet is totally different than the one in the model suite. I hope this post doesn't scare many...but it is how i experienced it. :(

Aside from the problems within the suite, I was wondering if anyone received the 'condominium documents'? I'm a first time home buyer and wasn't aware until a friend of mine was asking me about this. Apparently it's a mandatory document that was to be handed at the time of signing the agreement.

Too bad your first post was of a bad experience...hopefully they will fix those issues (and actually make a point out of the PDI). I hope the next person who goes in for theirs takes some pictures for us!?
What did the faucet look like? And which suite did you buy anyhow?

Within the model suite there was the spray, faucet, and lever. The actual outcome... was a spring kitchen faucet.
 
Sorry to hear about the bad PDI experience. It should be noted that there have been many horror stories about PDI with new condo developments.

Nothing in the show room is required to be in your actual unit - unless its in the agreement of purchase and sale they have no obligation to give you anything.

In regards to the faucet, it is stated in the sales agreement - section D - features/amenities - "polished chrome kitchen faucet with sprayer....double bowl stainless steel basin..."

As long as those requirements are met, then we have no recourse against the builder. As you can tell, nothing states it has to be the one in the demo nor does the agreement include a picture of any of the features in the condo so they could legally put what ever they want as long as it matches the text description in the agreement.

Your experience makes me nervous for my PDI tomorrow morning!!

I will take alot of pictures making sure to take note of any issues as well as just general shots so you all can see what the features look like.

I am a stickler for details and wont take anything but perfection in what I am buying so if they have anything like you described I'm going to photograph it, note it on the PDI document and ensure I follow-up with it when I move in.

They should have everything you note on the PDI fixed before you move in; however, they legally have 30 days after you move in to fix anything you noted.

And yes, to your question about the document - you should have filled out the PDI right there and they should have provided you a photocopy before you left.

Hopefully I will find out about the storage locker, parking and elevator/move in day.

Yes I had that done. They agreed to cap those "closing costs" to $5,000. In the original agreement there was no cap stated meaning legally they could add on what ever they wanted and I would have to pay it...there was even a line in there about having to pay their lawyer fees for any amendments they made to the agreement - got that taken out as well. So absurd.

You should budget for 5% of your sale price as your requirement for closing fees that will come up.
 
PDI Results

Hey there fellow Centro homeowners!

I had my PDI today and it went very well! I am in the South Tower in a SW facing unit, OAK format - 1 bed + den.

The builder's rep was an elderly gentleman named Dick Mann and he was fantastic. Didn't rush us, found things we didn't see at first, never tried to make us not put something on the PDI list (even if it was minor) and he was very knowledgeable about the building, our features and how everything should be.

We found a few minor things, i.e. grout not filled out in corners where cupboard meets wall, tub meets wall, etc; caulking speckles on the counter and floor that can just be scrapped off with a finger nail, dusty floors.

We found a few major things as well: door handle to laundry was not there, bathroom sink plug leaking, no shower rod, kitchen sink hot water pressure not high enough, transition piece from living to bedroom was not adhered in any way and instead was just sitting above the edge of the carpet/laminate flooring, electrical breaker not marked indicating which switch is for what, bathroom counter had small chip in the laminate (not sure how they are going to fix that one without replacing the whole thing - I think there is laminate fill called SeamFil that you can colour match, might be their best option if they do it properly).

I know that sounds like a lot but compared to my work colleagues and my buddies who have done new condos and homes before, this went very well.

A few things I really liked: Track lighting in the kitchen with two hanging spot lights, stainless steel hood fan with glass hood, toilet seat lid that automatically goes back down if u give it a movement downwards it slowly lowers itself the rest of the way, bathroom shower head that makes it like a water fall (large flat square head), kitchen faucet is a normal faucet that also become a sprayer with a press of a button on the faucet head itself, removable for complete mobility or can stay in the hardware and swivel from one sink to the next, TONS and I mean TONS of electrical outlets in all rooms, even the kitchen had 6 above counter outlets.

One thing I did not like: the cable outlet in the living room is 12" tops from the end of the wall nearest the sliding door to the balcony, meaning even if I place the TV unit against that wall, which I cant because the couch has to go there as the facing wall is to small for the couch, I have to run the cable quite a distance. Sooooo stupid! For me, I will have to run the cable across the wall, over the framing of the sliding door/window and down to the other side and along the facing wall. Did I mention how much I did not like this!!

Positioning off all other outlets, cable, telephone, electrical seems well placed in every room, but of course, the most important one in the main room is the one they made the only mistake on. I think I'm going to look into repositioning that with the Cable rep (Rogers) or my contractor buddy.

Storage locker - are located on the 3rd floor, in a room with a door no bigger then a normal condo unit door which is ridiculous as most people are going to want to fit bigger items into the locker. The lockers only go about 4ft5 in height! VERY STUPID. Yes, that means to get into the back of them you will have to crawl/crouch. They are approximately about 6ft deep, and 3 feet wide from my visual reference (I only had a few minutes to see in the room). NOT at all worth $2,500 in my opinion. BUT, what else can we do? I have hockey gear, two bikes, two sets of ski gear, tennis rackets, baseball gear and youth equipment bag for the team I coach, etc. One part of me just wants to rent a near by storage place but then I would have to drive there every time I need these items which I use frequently. Just boggles my mind why they made them that small in height, its not like they stacked them, there is about 9 feet of room above them before the ceiling with nothing blocking them.

Also, they are still beating around the bush on these things, no confirmation on when they need the money for it, how much it is for sure, which one we get or do we get to chose, etc. etc. Apparently that gets assigned at the same time they assign parking spots, which happens once the papers are worked out between the lawyers and the builder receives your interim occupancy cheques, etc. Which = 1 or 2 days before you get your keys, etc.

On top of all that, I have no way of knowing before I pay them the money, whether all of my stuff will fit or not. That is the biggest kicker in my opinion. Looks like it might, but it will be a damn tight squeeze and cant know for sure.

Common amenities were not on the tour as they were being worked on heavily but we were told most of the amenities/features will be up and running by the time we move in and the remaining in the next 2 months - lets all just ensure the occupancy cheques take that into affect when calculating what % we should be paying in condo fees until title registration, i.e rent to the builder, essentially.

Our electricity company is EnerCare Connections, based out of Windsor apparently - which makes no sense to me but what ever. At least all units are individually metered. You have to call them yourself (you are given forms), to discuss setting up your monthly payments and it also lists the monthly admin fee (what a joke, seems all service companies have that crap now), as well as your charge per kwh.

We can use either Rogers or Bell for cable, phone and internet, we just have to call them to set it up individually.
