The age-old debate on commuting vs. renting downtown really comes down to what's more important for you: Money, Time or Lifestyle? From a financial perspective, it's pretty simple. You can work out the costs and pick the least expensive option...even if it means a longer commute. If what's most important for you is time, the solution is simple. Rent downtown. Done. If lifestyle is most important, this is something more subjective. The downtown lifestyle simply can't be duplicated in the suburbs but you have to love it. Some people prefer the quieter setting of the suburbs while others crave the hustle & bustle.
With regards to rent, I don't see the rental market softening any time soon. In fact, as Ryan_T mentioned, it's been unbelievably flat for the last decade. It's only picked up steam recently in light of what's going on in the Toronto housing market.
