A tall rental building with good retail at the bottom. An ugly box coffee store shouldn't occupy such valuable space.

I don't get why you'd want an outdoor cafe for this thing. Why would anyone possibly go out to a cafe to have pod coffee? The whole point of that stuff is for people with no palette to be able to enjoy some semblance of coffee while at home.
