Strathcona development application revised from 1 tall tower to 2 shorter ones
A redevelopment project planned for Edmonton’s 99 Street has been revised.

Initially the Bateman Lands tower proposal was for a mixed-use high-rise in Old Strathcona near 99 Street and 89 Avenue. The plan outlined a 31-storey tower with 240 suites, commercial space on the main floor, underground and bicycle parking.

During the public consultation process, concerns were raised about the height of the building.

“I think it’s an appropriate response to the City of Edmonton’s growth targets,” said Tom Burr, with ONE Properties, which is working with Bateman on the project. “They’re projecting growth between 1.1 and 1.2 million within the next 12 years.”

However, after receiving the feedback, developers amended the plan and submitted their revised application to the city.

“The rezoning now proposes two shorter towers instead of one taller one,” explained the city’s website.

Bateman Properties says the east tower would be approximately 15 storeys tall with commercial use at the base. It says the west tower would be approximately 18 storeys with townhouse-style units at the base. The development would have a maximum of 217 units with underground parking on site.

44 Visitor/Commercial parking stalls sounds excessive to me... 'Berta.
Good way to market professional businesses into the building as far as leasing goes. I suspect they have certain clientele in mind with that much parking rather than simply Berta. My two cents.
 
^ Exactly my thoughts, visitor parking not just for tenants but the businesses. Makes sense to me.

This design is so much better than the previous one. :)
 
Oh I understand those many visitor stalls aren't for the residential portion lol. But unless they are trying to bring back a grocery store, that many stalls required for commercial in a central location is still a 'Berta mentality. My own two cents, no hard facts for my reasoning.

Oh I understand those many visitor stalls aren't for the residential portion lol. But unless they are trying to bring back a grocery store, that many stalls required for commercial in a central location is still a 'Berta mentality. My own two cents, no hard facts for my reasoning.

That's definitely understandable, but a definite reality of Edmonton. People are always going to be driving here for quite some time. Even with the new LRT and its attempt to make traffic so bad people switch to transit that takes even longer than driving....
 
Revisions to proposed rezoning of the Bateman lands on 99 Street
November 28, 2017

Citizens are invited to an open house about revisions to a proposed rezoning of the Bateman lands on the northwest corner of 99 Street and 89 Avenue NW (8904 & 8920 - 99 Street NW and 9922, 9924 & 9926 - 89 Avenue NW).

Date: Tuesday, December 5, 2017
Time: 6 - 8 p.m. (Drop-in, no scheduled presentation)
Location: ATB Financial Arts Barns Lobby, 10330 - 84 Ave NW

The proposed rezoning from (CNC) Neighbourhood Convenience Commercial Zone and
(RA7) Low Rise Apartment Zone to a (DC2) Site Specific Development Control Provision
would now allow for two shorter towers, instead of one taller one. The west tower would be approximately 18 storeys with townhouse style units at the base and the east tower would be approximately 15 stories with commercial uses at ground level.

The development would contain a maximum of 217 residential units, with required
parking provided underground. Amendments to the Strathcona Area Redevelopment
Plan would be required to reflect the proposed rezoning, as the plan does not currently support this kind of development at this location.

The open house is an opportunity to learn about the proposal and provide
feedback to the City and the applicant. Feedback will be summarized in a report to
City Council for a final decision on rezoning.

Interesting comment, wonder what that West facade looks like. Big windowless brick wall?
