In most countries in the world, a 10 story residential building with retail street level is as basic as you get. Seems a bit too much hype for a city of 1.6 million people!!

Why? It’s a beautiful building in a great location and done very, very well. This site openly flays anything that isn’t great, it should just as equally be open to celebrating when things are done right.

I really like how the building fills the space and I love how the retail interacts very well with the sidewalk. When I drove past the other day the coffee shop was nice and busy.

Would definitely recommend Kokoro Tokyo Mazesoba. It faces onto 84th Ave.

You can tell how low our bar is for architectural design and general massing for high-rise buildings in the core...

Just compare this building to Regency's 'East Village' tower near Bonnie Doon Mall.
