There’s an interesting development going up in my neighbourhood of Queen Mary Park. Underground parking, main floor retail, rental apartments above. On the corner of 109 Ave and 113 Street where a gas station (or maybe mechanic?) used to be. I called the number on site and they said they don’t have a brochure or any website set up so this is probably the only render you’ll get...

Hopefully the storefront will be more inviting than what is shown in the renderings. This little strip is already a lively place for the neighbourhood.

I like this little. I've recently been passing this area more often I'm encouraged by what I see.

In the second photo you can also see The George on the left, The Willow construction site to the right of that, the tip of encore (I think) and this development on the far right.

Such a random neighbourhood for all this infill, but I love it. This soccer field and little strip mall is always busy with families in the summertime, so hopefully these new commercial spaces can attract some interesting businesses. They seem pretty big though. Maybe 2 or 3 entrances for the whole main floor?

Not random at all, it's right beside downtown and has a very diverse mix of living spaces already, and is being redeveloped.

I just mean random because all this development is tucked into the neighbourhood, with the George and Willow being on a cul-de-sac. You would expect buildings like this to be closer to 109st or 107ave. But I don’t mean it in a negative way. I think Queen Mary and whichever prince (Rupert or Alexander?) is north of it are amazing underrated neighbourhoods. If only they would fence the Queen Mary off-leash, this would be my dream neighbourhood lol.
