Hmmm... a burger shack doesn't strike me as the right fit, but then I guess it would depend how it's executed (and how good their coffee would be :))

It would do well on Eskimo game days and concerts but aside from that who knows. I'm not too familiar with the neighbourhood so not sure what else is around there for burger options, aside from McDonalds.
 
Panini's Italian Cucina (which is super good btw) seems to do just fine in this area, so I think a burger shack could do well there too. There's enough density to support more businesses in this area, with more coming from this project. The football games and concerts will be an added bonus
