Yeah it looks great, gives me Vancouver vibes for some reason. Just need to keep the social decay away.
Yes, although there are parts of downtown Vancouver that I feel are far worse than here. Somehow they seem to be able to keep it contained in one area, whereas here it seems to spill over throughout downtown constantly.
 
The entire building needs one.

A part of me wishes we were like Singapore where all the older buildings that are not historical must be updated.
Singapore’s requirements for updating for life safety and handicap access are similar to ours in that they are only triggered by other upgrading or renovations although for some larger “energy intensive” structures energy upgrading may be mandated.

Facades for buildings older than 20 years and taller than 13 metres must be inspected every 7 years for structural integrity but there is no requirement for aesthetic upgrading.

Lived in SG in Alexandria for a few years while working on a project. Typically from what I saw there is so much influx of renovation or new builds particularly around Orchid that buildings are forced to refresh to stay competitive. Doesn't really apply to the government apartments.
 
Lest we forget, there are a number of buildings downtown here that have been updated in recent years or are being: the WSP Building, the Intact Building, the HSBC Building, CWB Place, Rice Howard Place and now Manulife.

Most of these updates have been noticeable and significant. Many buildings here were built in the same era, that is still noticeable, although less so than before. Of course, there are also still some that could use an update.

Some water would be fantastic but it's unlikely without any interest from City Hall. A water feature was too much for City Hall at Warehouse Park and Anne Stevenson had more important things to do than attend the sod turning of Phase 1 at Stationlands. Do nothing Stevenson is reportedly running for re-election and without any public interest or involvement at Stationlands, why would a developer do any more than they absolutely had to too? Perhaps I'm being to critical of Stevenson because she may have missed the sod turning because she was at her doctor's office getting her nose put back in joint.
