Any developer that has been actively involved in the Edmonton market since 1979 can hardly be described as a joke. If they took the kind of advice freely given here (and worth what was paid for it), they would probably have gone bankrupt in 1982 (or 1992 or 2002 or 2012 or 2022).
Interestingly enough, Nearctic is a seller as well as a developer so anyone that thinks that the advice is executable is probably welcome to give it a go.

Looks great! Not sure how new that is though, it says "2023" on the webpage.

I've heard different; pretty sure that EFG work was just a one-off concept being reviewed in 2023, and not the actual project going forward.

That would be great, especially with LRT right there.
I so wish all the proposed residential could be built in this general area. A ton of density could transform this area to something very vibrant.

This week, council will discuss a program to regulate downtown surface parking lots, financial updates for the capital and operating budgets, and a new plan for redevelopment in the river valley.

- Nearctic and Rockwell Investments have applied to rezone part of the Strathearn Heights redevelopment beside the Strathearn LRT stop to allow for medium-rise buildings throughout the site. This would ultimately allow the site to be developed at a lower density than the current zoning, though towers would still be allowed. The proposed new zone also requires commercial space along 95 Avenue NW and 87 Street NW.
