In a market where the developer could charge a couple mil a unit, he could maybe make it work. Sadly it's so out to lunch proforma wise here...

Fun to be an artist and design stuff, but whether something is actually economically feasible is a different story. As mentioned by Hugh Jazz, not a real pro forma. Additionally, the negative comments toward Melcor are unwarranted, the things they have done for this city and province are a lot more than some fancy renderings...

Makes you wonder why the owner spent the money in the first place *shrug*. Believe me I know all about trying something different, but we're always thinking about how the project will be economically feasible.

Puzzling indeed. Had there been less money invested in this proposal, I'd have guessed that it was a play to get melcor to pay the owner what he wanted for that lot.
