Why not? Being close to a tram stop like this is extremely common in Europe and I don't see an issue with it. I'd rather that than the road that's there now tbh.

Proximity to LRT is fantastic until it's not.

Privacy, vibration, noise, other activities that close to my unit would be less ideal than say a block away or along 102 Ave.
