So one pretty big project I don't think has been mentioned much on these boards is the Kingsland Farmer's Market redevelopment. Trico Homes is planning a comprehensive, mixed-use development on the site, and on Monday they received their land use approval from Council (hearing starts at about the 11:28:00 mark of the archive video for September 10th Combined Meeting if anyone is interested):

At the public hearing, they stated they intend to move their offices into one of the buildings (2 lower floors, with 4 floors of residential above). Some renderings of the site were shown. I am a fan of this Kingsland Market proposal. Sure, it's still pretty car-oriented but is a hell of a lot better than just another re-furbished strip mall development along MacLeod. Great density boost in the area too, likely will add to the affordable stock and rental capacity of the inner south section of the city. The development will act as a buffer to the ever-shitty Macleod for the rest of the neighbourhood, hopefully encouraging further redevelopment in Kingsland. While not transit oriented, it isn't the worst either, about 500m from Heritage (the problems with connectivity to the station are solely the City's issue on this one).

A few design elements that would have been nice if they paid more attention to removing the car-orientation and also opening up the site to future sub-division so the road network can be strengthen as opposed to maintain another super-block apartment cluster with poor through-connectivity (caveat being Macleod is a much worse barrier than anything this development could do so it might not be a big deal).

Overall an underwhelming - but ultimately positive - development IMO.
 
I like the massing and scale. It is Trico doing this so expect it to be ...Trico like., but other than that, this is a good addition of density to an area not well used.

I like the density boost and generally like Trico homes because they've included a lot of denser developments in their suburb projects but why is there so much green space added in that rendering? Feels like its a complete waste of space and unnecessary when theres a green space right behind the ice rink. Could be used for more development.
 
If you watch the public hearing, you learn that there is an existing park to the west of the current kingsland market, east of 4a street. This is a current City park, but one that most agreed was not providing much value. Trico has "shifted" it to create an overall more integrated, better design. I am not sure how much, if any, size change occurred, but they didn't want to take away what was city park. There is some discussion during the council meeting about it if you want more details. Hopefully when the Hertiage overpass is built, the city can also build a pathway beside the track that links up to the station nicely.

That would be great. The development is close to the LRT distance wise but right now, it's poorly connected. There is pathway to do it, but it's a goat trail. At the very least I hope the City could take the existing trail and spruce it up.
 
That part of the Beltine is very handy. Close to Safeway and COOP, and easy walking distance to Canadian Tire, Urban Fare and Best Buy.
The Trico project also frees up their current headquarters site on 11th and 9th SW for redevelopment. Lots going on in that part of the Beltline.
Lots of activity has been on the East side of the Beltline, would be nice to see more on the west side.

The Royal, the Aura's, SNL, Royal View East, and several others have all been built in the west Beltline in the last 8 years. With at least Nude and 11th + 11th starting over the next couple of years. It'll be fine :)
 
New Horizon Mall is open regular hours now.....though it is mostly empty. Most of the stalls are still for lease, and a handful of businesses are actually up and running.
