OPTrust is planning on building a full office campus at 101 McNabb, where the GM Canadian Technical Centre Campus building is now. This building would be replaced in later phases. This is a pretty substantial development at 10 buildings and 1,441,658 square feet.

There are 700 jobs in Markham, in an office that opened just over a year ago. I'd be surprised if they are moving all those jobs downtown just like this.

Most likely this is the landlord looking to add some space while retaining GM as a tenant for the next 10-20 years, with long term master planning for eventual demolition.

You have to remember office uptake in this part of town is pretty slow for new construction as well. It's going to take time to fill up 1.5 million sf of new construction space.

A1 and B1 have been part of the conversation for the last two years. I would doubt 101 McNabb is going anywhere soon as both GM and TD spent a bunch of money to move in there in the last few years. GM just finished their work in 2018.
