I have gathered substantial evidence pointing to a suspected collusion scheme between the condo developer Claridge Homes and various players in the Ontario Condo Industry. This collusion specifically concerns the Claridge Moon Condo in Ottawa, ON. It could be even larger than that and include many members of the Canadian Condominium Institute (https://cci-easternontario.ca/about-us/board-of-directors-and-committees).

I found that this floor plan is no longer accurate. They have elevators to the parking garage roughly where the knock-out panel is visible, and the stairs are oriented a different way.

You seem rather well informed about the floor plans related to this complex. Are you a unit owner at Claridge Moon, or a resident of either Claridge Moon or Claridge Skye?

Did you know that Claridge Homes made the Claridge Moon Condo sign an oppressive Shared Facilities Agreement during the time Claridge Homes still had control of the condo project? They designed the SFA to have the condo pay an unfair share of expenses of the commercial complex which currently houses the Food Basics.

The scoop: The Board of Directors of the Claridge Moon Condo are colluding with Claridge Homes to financially exploit the unit owners of the condo. My investigations into the Shared Facilities Agreement and the Tarion Common Elements Warranty process have led me to this conclusion.

I am a unit owner in this building.

A court application has been filed with File No. CV-25-00100115-0000 at the Ottawa courthouse to have the Ontario Superior Court of Justice protect the unit owners from Claridge Homes' undue influence.

The court hearing is currently scheduled for April 1st, 2026.

Regarding the SFA, the 50-50% cost split is unfair because the Moon Condo does not use 50% of the infrastructure mentioned in the agreement. Basically, Claridge Homes wants the condo to unfairly subsidize the expenses related to their Claridge Skye rental building and the Commercial Component which is currently used by Food Basics. The condo's recent Reserve Fund Study I read also suggests that the condo owners could end up paying up to 100% of certain Shared Facilities if left unaddressed. I call scam on that.
