Applicant’s Proposal
The City of Ottawa has received a Zoning By-law Amendment and Site Plan Control application to construct a Planned Unit Development with eight stacked townhouse buildings with a total of 100 dwellings units served by a private road. 140 parking spaces are proposed.
Proposal Details
The site is located on the east side of Old Second Line Road, approximately 40 metres south of Goward Drive.
The site is currently vacant. The site has a frontage of 100 metres on Old Second Line Road and an area of 1.18 hectares.
The application has been submitted to allow stacked townhouse dwellings to be constructed with sitespecific changes to building height, and rear and side yard setback. The site is currently zoned Residential Third Density, Subzone Z with a site-specific exception (2622), which permits a Planned Unite Development. The Zoning By-law Amendment proposes a maximum building height of 10 metres for stacked dwellings, and rear and interior side yard setbacks of 3.5 metres.
The proposed development would consist of eight buildings with in between 10 and 14 units each for a total of 100 units. The development is located around a private road with one building and an amenity space located in the centre. 22 units are proposed to front directly onto Old Second Line Road. The site will be access by one driveway off of Old Second Line Road and parking will be distributed around the site.
