Most of the office units are in the final stages of renovation, at least from what I could see.

Seems that as of now, only the supermarket and the orthodontist on the 3rd floor is getting any significant traffic.
 
Not surprising. The Asian mall concept has already passed its peak for a while now. Other newish malls up in the Agincourt and Markham area like Splendid China Mall and Langham Square are lukewarm at best in terms of success. But are generally still seen as flops. For the latter, it's mostly anchored by a T&T store. Even Pacific Mall has declined a bit, and its main attraction now is the upstairs foodcourt. With Remington Centre fiasco next doors, that swath of barren land will sit vacant for the foreseeable future as the ship has sailed for any prospects and momentum there.

The main Asian mall that is relatively thriving is First Markham Place. Along with strip mall/plazas like New Kennedy Place and various others that are restaurant, eatery, bubble tea shop focused instead of merchandise retail.
