In an area with diminishing retail space and increasing residential space this makes sense. Of course there is the shadow of the old grocery store site hanging over the area, but who knows when, if ever they will get their act together. So there seems to be a good window of opportunity here.
 
This is a 'renovation' that basically repositions the main floor from office to retail uses. The idea is to give the building a refresh, let it cash flow and see what happens in 10-15 years (potential future redevelopment).

Project Spotlight! 📣

We're thrilled to announce our latest project success! Edmonton City Council has unanimously approved our application to amend the Strathcona Area Redevelopment Plan and rezone two lots in the trendy neighbourhood of Strathcona. Located along 99 Street, this rezoning from CNC and RF2 to CB1 sets the stage for an incredible commercial hub, as Beljan Development embarks on the adaptive reuse of two existing buildings previously home to Catholic Social Services.

 
Would be awesome to see this building be turned into something like Oliver Exchange. There's definitely the opportunity to add more commercial space going north on 99th.
It won't be anything like that but what they are doing is opening up the main floor to retail uses which will help activate the streetscape and repositioning the adjacent house to a commercial use. It'll help establish a nice little commercial node along 99 Street.

Would you happen to know what the current plan is (if there is one) for the upper two floors of the building?

Side note: Does anyone have the latest (including backstory?) on what is going on with that massive empty lot adjacent to this project? The lot right across the street from the dry cleaners and with the sign 'Judicial Sale Offering' that's been there forever. Seems like an amazing location for some new midrises to go up and really liven up the area (which is solid already).

Office uses. At one time they were looking at building out some space with a communal kitchen, shared meetings rooms, etc. and leasing it to small office users. This approach seemed to work well in Substation 600 on 124 Street, which I'm involved in.

The site across the street is still for sale via receivership.

Sad - this always felt like an amateur developer complete with the grandiose statements about leaving a 'legacy' for their family or future generations. Mom and pa might have been really great at business but that doesn't always translate into the kids having the midas touch.
