The Edmonton development cycle:
1. Demolish an existing building. Make sure never to propose development on a parking lot. Buildings with character and heritage are preferred.
2. Let sit for 5-10 years. Make sure the lot looks as dilapidated as possible. Tattered fences, ponds, and rubble are bonuses.
3. Develop!
This tried and true method ensures that everyone is thrilled with whatever you propose, no matter how sh*t, because it's better than nothing.

This definitely pertains to uh, certain developers Regency but not all are as inconsiderate.

There were farms in that area back in the 60-70s. EL Smith had that land blocked off for future expansion. They were pretty fallow the last decade or so.

Couldn’t find what the land was used for but the residents of “Wedgewood Estates” were not pleased about the ravine and land around it being disturbed by trucks for the construction of the water treatment plant, which makes it sound like it was not used for much.

Wasn't that long ago we could still drive through the ravine. Then almost having to go all the way out highway 60 to get in the back way.

Orange Hub development (156 and Stony Plain) was proposed today at EDC. It’s a 3 storey structure with a “community space” on the main level and parkade on the upper two levels. The structure will be wrapped in chain link fence that is proposed to have public art on it. Artists in San Diego and Tokyo have done beautiful work with this actually as presented at the meeting.
EDC was thoroughly not impressed with chain link as a material choice so it will be interesting to see if they pursue it further. One member said it looked like a correctional facility. Contrary to some of the jokes on here about them being gentle to applicants - they definitely do not hold back their criticism.

EDC is usually very harsh to anything that's out of the norm. If it is a glass shoebox, a boring suburban condo or a cookie-cutter house, they're fine with it.
