There was a gas station here once upon a time, has been vacant since for at least 15 years now (aside from Westrich's sale centre).
Curious why this hasn't been sold or developed as a high density development site yet. It would be disappointing if a strip mall or some other low density development was built here.

Thanks for reminding me, @_urbanite - it could be that soil remediation from that gas station is likely the reason why it's taking so long for development to occur.

I believe it was the price and lack of motivation by the seller versus anything else.

Precast panel repair for the ATB Place North Tower. Looks like they're working on the west elevation for 2022 first. Repair focuses on restoring the concrete mainly (delamination repair, crack repair, sealant replacement, etc.).

The Committee notes this development would have benefited from an informal presentation and that the Applicant should consider the following:
The purpose of the Main Streets Overlay setback regulation is to activate the street and public realm (eg. provide seating opportunities and better define entry conditions). The approach to have it primarily serve for the purposes of accessibility is counterintuitive to the intent of regulation.
The Committee feels that the applicant should investigate better utilizing the site to address the interface to 82 Ave (eg. increase front setback along 82 Ave).
The current interface and grade change is not in compliance with the City of Edmonton’s Access Design Guide or ADA/Universal Design. Given the location and the proposed use, the Committee feels these guiding principles should be applied. An alternative approach to the rear should be explored to reduce the amount of proposed asphalt and improve parking and amenity/landscape space development (eg. potential staff amenity space).

Edmonton North Community Services Building
Help us find a name for a new healthcare building in Edmonton. The building will feature an Indigenous ceremonial space, shown in this architectural rendering. "As we enter 2022, we are excited to announce that this collaborative healthcare building has a name! The Edmonton Community Health Hub North name was decided on based on public feedback, as well as stakeholder engagement. Thank you to everyone who provided their thoughts and participated in this process.
When we look to the future of healthcare in this zone, we know the Edmonton Community Health Hub North represents a bright part of that future. Healthcare needs are complex and we recognize that in order to meet those needs, we have to be creative and make sure our approach meets patients where they are. This collaboration is about recognizing the power we have when we work together to care for our patients and clients.
Construction is ongoing and progressing throughout the winter, along with service planning for this location. Having PCN and AHS services in one building gives patients and clients the opportunity to access a multitude of healthcare services in one place."

- Addiction and mental health supports including AHS’ Access 24/7 program
- Health promotion and disease prevention programming
- Clinic options for assessment, treatment and programming for people with complex health needs"
Access 24/7 provides mental health and addiction services, day or night, to those in need. It is staffed by more than 80 addictions and mental health employees, including mental health therapists, nurses, social workers and addictions counsellors. When the Health Hub opens, Access 24/7 will relocate from its original location at the Royal Alexandra Hospital campus and the program will continue to offer multiple services such as telephone support, inpatient assessment, scheduled clinic-based services and crisis outreach and stabilization.
The program works closely with Edmonton Police Service (EPS) and residents in the area should not be alarmed if they see EPS cars around the Health Hub on a regular basis, as this is part of the support Access 24/7 provides clients.
How did AHS and the PCN decide what services would be offered at the Health Hub?
The PCN’s current location isn’t big enough to accommodate all of the programs and staff who now support the area. Everyone is excited about moving into a new space that was designed with staff and patient needs in mind.
AHS’ Home Care staff work predominantly in clients’ homes however, the staff need dedicated space to complete their administrative work and to collaborate with colleagues and other health professionals. The Health Hub will also offer space for Home Care staff to run clinics on an as needed basis. Additional staff supporting other continuing care programs in the zone may be located at the Health Hub.
There are three addiction and mental health programs that will fully relocate to the Health Hub and they provide a mix of individual, group and virtual therapy options for clients. A new, bigger space for these programs will allow us to better support and offer services to residents in north Edmonton.
These are the programs that will be moving over:

- Community Outreach Assessment and Support Team
- Hope & Wellness Centre"
