It is but with limitations based on older, more prohibitive guidelines. Increased density, height of towers is the main change I understand. I'm not 100% current on code interpretation but if the first floor ceiling/second floor floor is concrete and provides a 4 hour fire separation, I think you could do a six story frame structure on top of it... Elevator shafts and other penetrations would need some interesting detailing - possilbly fire shutters and/or? - but I think it would be possible. It's not dissimilar to what was done "in the field" when four storys was the maximum height for frame construction.A seven story stibutck frame instead of a 6!!![]()

51 Ave east of the CPR tracks on the north side has a bunch of earth movers and equipment flattening out the site. This has been empty for seems forever. Could not see a sign describing what is getting built though.

Here's some more from the document. Their plan is to develop the site over a period of eight years (I'm guessing that just refers to utilities, surface infrastructure, and landscaping), and it'll have a maximum of 4,200 units. I want to be hopeful, but they say multiple times throughout the document that Times Square was already built in 2015-18 (at the same time as The Louvre and Century Tower), and it just worries me a little that they're off by a whole building.Century Park rezoning application going to EDC on November 18, 2025:
