Looks like the lot to the right is at grade and starting to go above now.

The lot to the left, the house is gone, the site is fenced and Palazzo Developments signs are now on the site. 109 St just keeps churning stuff out with a lot more areas to develop.

Agree that there's major potential here! And what's up with the lot directly north of this one? It's just been empty forever. Would love to see something happen
If I remember right, a year ago there was a development permit by the same guy who built the little strip mall north of the empty lot. Calls for a couple CRU's including a drive through, nothing fancy.

In fact an excavator showed up on the weekend and started digging, no idea if it's for the development or something else.

Was just going to say I drove by a few days ago and I saw a couple guys working on something in the lot just south of the strip mall.

It would be great to have it all developed even if just for more of the same strip mall. Pretty sure that corner lot has been empty since before the Save-On plaza across the street was built so it's been a blight for at least 25 years now

The modern farmhouse styling is one of the better mass infill designs (better than MAXIMUM DENSITY BOX style we see on the real infill garbage) but yea this one looks incredibly imposing and the proportions seem awkward, like they took a two storey design and shoe horned in the first level.

Overall though, it could probably end up decent if built in a reasonable spot with the right landscaping.

I saw concrete trucks on site on my way home this evening, so they're starting!

Though I heard that the drive-thru is to be a dairy queen. 🤮 I cannot confirm nor deny although I trust the source.
 
Not on any radar since its industrial , But the old Waste management Transfer site just north of Mount Trash on 170st and 128ave is getting a major expansion. 4 trucks with precast wall panels are lined up. This site was getting demoed over the last year since WM moved out. It was also the site of Conforce Concrete rail tie facility.
