Peepers, I dont believe thats the case, have a closer look at the rendering... The first 3 properties south of the corner are different from the row of facades farther south in both the render and photo.

This is how I'd like to see much of the Yonge Street strip redeveloped. Kudos to an excellent proposal set forth, and if fully realized as shown, the proper model for the inevitable redevelopment of the remaining historic properties on Yonge.
