can give rough ideas on 2 buildings in the city:

140 Simcoe: University Plaza: bought prior to construction: 625 sq.ft. $176K: (on paper 2001)
Constructed/occupancy end 2004: value approx: $225K
Present value: approx $325K.

Rosedale Glen
278 Bloor St. East; bought 1550 sq.ft. 1994 for $285K + 35K spent to install new kitchen/buff floors and construct wall so approx: $320K.
present value: approx: $750K-$775K.

I purchased a unit at 550 Queens Quay from the first owner 2 bed 1 bath, 700 sq feet north facing

Orginal owner paid $140K in 2001 from the builder
I bought it in 2003 for $212K
I sold it in 2006 for $258K
That buyer sold it in 2008 for $295K
And now the current seller has it on the market for 340K.

I am watching to see what it sells for :)

Great to see such strong returns especially from pre-construction to occupancy date! Excellent thread - looking forward to seeing more success stories posted.

Infinity II @ Lower Simcoe/Bremner (yeah, I know, one of the most hated buildings for its architecture by this forum):

912 sq ft, southeast corner, 2 bed, den, 2 bath, parking
Purchased 2009: $391K
Current value: $495K (based on resale of same unit plus similar listings in my building + phase I)

Really curious to see where these values go in 2015 once Ice, Infinity 3/4 and the completion of Southcore Financial Centre round out what was once a no man's land.

yin_yang, if you don't mind me asking, how have your condo fees progressed from 1997-present? I had a friend who lived there during our Ryerson days and was quite pleased with the condition of thew building given its age. Just wondering if your fees have shot through the roof over the years

@southcore - i believe they i are somewhere between $500 and $600 a month currently. in 1997 theywere ~$400. i'm a huge lexington condominium fanboy. massive suites, relatively unique amenities like squash courts, a library, and an indoor running track...and a proactive, caring management team. i could see myself here for a long, long time.

p.s. ryerson alumni here as well (class of 2009). :)
