Granite clad or not, what attracts investors (particulalry REITs) is cash flow. What I have yet to see reported is the kind of lease-back that SB has entered into. How long and for how much, they have committed to their space is what, ultimately, leads to NOI for the property and, for the REITs, distributable cash!

The rates are undisclosed and will probably remain that way but apparently there's an average 13 year term on the remaining leases they have in the building. With large companies its very common to have multiple leases even in one building.
 
Can you build a fully tenanted 68 storey granite clad building, while restoring a 16 storey building that exists on site for $1.27 Billion?

RBC Centre cost about $400,000 to construct, and that was just a new build without tenants, not to mention the tower is shorter and not as deep as Scotia.

What will the new logo for the building be?

As long as the bank remains the lead tenant (apparently for at least another 13 years, which is the weighted average length of the existing tenancies according to one report), there is unlikely to be a new logo. Hopefully everyone realizes that, physically, there will be no change in the foreseeable future. The place will contiue to be called by the same name, will house the same lead tenant, and will bear said tenant's signage including logo. It is usual for an office building to carry the name of its leading tenant, which is often a condition of the lease. It has little to do with the building's ownership.

But I can't see them changing scotia place. The building it self ? It's fairly up to date.

Comerce court is probably the last building indeed or a large redo internally ! It is about 40% vacant today.
 
I noticed this morning that the new bar is almost fully built out - the hoarding is down and you can see inside. Their timeline for getting this done was practically light speed compared to the Mexican Tipsy McStaggers in First Canadian Place and the French Tipsy McStaggers in the Richmond Adelaide Centre. Neither of those are open 15 months after starting construction.

I've always wanted to shower in a parking lot...
 
I heard anecdotally the other day that there are now more tech than finance jobs in Toronto. Considering how healthy the financial services sector is. Granted a large number of fintech, but still. Very promising.
