Simcox said Distrikt and Alterra have ties that go back years, one of his employees used to work for Alterra, and the 50-50 partnership on the St. Clair project is the result of a good relationship.

While Simcox said it’s too early to release specific details about plans for the site, it will be a mixed-use multiresidential development. Community consultations are taking place and Simcox said things are on track to submit development applications to the City of Toronto this summer.

I'm assuming the block looks like this:

This includes some properties with Caledonia Rd. addresses, and it amounts to just a bit over 3.5 acres

One could omit one of those properties and get a number fractionally closer to the 3 acres noted in the article.

This site always seemed like like low hanging fruit for redevelopment, along with several others in the immediate area.
 
Yeah, this site will require extensive remediation. Currently it's a mix of uses including what appears to be manufacturing and/or concrete and building materials assembly. But it is definitely redevelopable. From my understanding the land surrounding the SW corner of St. Clair & Caledonia, minus the Dairy Freeze, was also listed for sale not too long ago.

IIRC, this block was evaluated for a GO station in the recent past (2015?). Metrolinx really should be purchasing land even when they don't intend to use it immediately, like MTO sets aside highway corridors decades before building.

I was wondering about that, and meaning to look up the status of a potential station there... There's probably enough room for a basic station on either side of St. Clair.

I thought the cement business would never leave or would have severe contamination. Getting a Portugese Club, or any club like that to sell is challenging. I'm actually surprised this was assembled.

Considering they are planning on a station at St.Clair and Keele, I dont think you'll ever see a station over at St.Clair and Caledonia.

You can still see the abandoned platform in this Google Maps satellite image on the east side of the bridge.
