I live in the area. It's a bustling little node. Plenty of stuff nearby to support building up. Merton itself is kind of an interesting mix of condos, apartments, and mid-rise offices and a smattering of retail.

Very happy about this one, excellent addition of housing units and street presence will be much better than the current parking lot.

The alleyway next to the building is being maintained I am sure, yes? When walking home from St. Clair, this alleyway is very useful, especially if leaving from the cemetery.

Can someone explain why a 37 story all rental building right beside a subway station is too tall?
People across the city complaint that no one builds rentals anymore but yet the city wants to opposed this development
I assume the Fords government new rules should allow this to be approved but have those new rules taken effect yet and when does the LPAT die?

FSI reduced to 12.21 from 13.16; site access relocated from Al Green Lane to Merton Street; base building element reduced to five storeys from seven; front of the above-grade parking portion now recessed and street-facing residential units introduced on levels four and five.
