The Goldberg report says heritage is demolished; but the actual architectural elevations show a complete retention of 401 and 405. Must be a victim of rushing to avoid inclusionary zoning.

401/405 only exist as facades currently. The rest was replaced by new-build.

So it's only the facades that will be retained.
 
i like it. after Aura and YSL (whatever it's called now) i don't mind a golden tower to distract us of all from those projects.
 
Not to criticize Teeple but it looks a little over designed to me.
...I'm more concerned if the current developers will pull another Madison Group on Teeple post Nobu.

That said, I presume all these renders are preliminary and subject to likely change?
 
357 King St West is 32, One Bloor W is 30 at its taller proposed height.

1200 Bay wins out as far as I know though with an FSI of 61.

When Ed and '42' agree to put FSI in the database for every project you need to get a gig helping them out from memory! LOL

I tried lookiing up a few that weren't super recent ...............not so easy.

Oh that wasn’t memory for the actual numbers, I had to look up sites I figured would have the highest FSIs!

But 1200 Bay is not approved so that number doesn't mean much. And surely this proposal will never get approved at 51.6 either. They'll have to acquire an adjacent property or reduce the height significantly.
