The Final Order on the SPA was never issued by the OLT for this one............

They've been building under the interim order.........

Apparently there is a Settlement Offer on the outstanding SPA before next week's Council meeting - still confidential:

 
deleting the office space if I had to guess.

Not deleting all the office space,.... but reducing/renegotiating to other usage - community oriented???,.... "but no inside info on this one", just me being me,.... so we'll have to 'wait and see',...
 
In this 5 year old post (and post prior to it), I noted that Menkes 4800 Yonge increased their proposed Office Space are from 8,469.55 square metres to exactly 15,000 square metres,.... hit that number perfectly and not one fraction of an inch more! Why? Well,... there's a loop-hole in the North York Centre Secondary Plan,... where for Development Projects with direct subway connection, if they provide at least 15,000 square metres of Office Space, then a certain portion of their Section 37 Community Benefit money would go back to Fund THEIR Subway Connection. (In this case $5m of their $11.5m total Section 37 Community Benefit money.) And yes, this Menkes 4800 Yonge Subway Entrance will basically be their private subway entrance,... since, regardless of which direction a local resident is coming from, that local resident will have to past one of Yonge-Sheppard Subway Station's existing 8 subway entrances to get to the new subway entrance at Menkes 4800 Yonge!
 
Err,.. with regards to that orange platform on bogert ave,…. What are they building? What is that for? This is what it looked like yesterday.

And this is what that mysterious structure on Bogert ave looks like,… seems like they’re building an addition to it - more scaffoldings directly behind the do not enter sign,… if anyone has contacts at Menkes - maybe they can set up some tables with patio umbrellas so we can have an UrbanToronto meet on this elevated platform
