Menkes' 4800 Yonge is a #$@& rental apartment building!
 
They don't really have to until 3-4 months before completion when they start ramping up efforts to rent the suites. They've paid rental DCs so if they wanted to switch to condo, they'd have to top up that payment, and get moving on selling. Currently, the capital stack is missing the deposit strata, meaning whatever lending they've secured is based on a different tenure.
 
That raise platform area seems to be just for storage - both on top and underneath

There was 15,000sqm of Office Space on 7 floors,.... seems agreed redesign will keep 6 floors of Office Space,... in exchange for loosing 1 floor of Office Space Menkes will build some Affordable Housing Units - I'm not sure how much,... if it matches 1:1 for the say 2,143sqm of Office Space lost
