I really love how despite the images that try and convince us that dynamic facades are coming on the north and (to a lesser degree) south, the east and west are the same utter garbage Kirkor window wall detail that we'll certainly loath for many years after the project is complete.

I thought the current building had aged horribly when I started working there... 30 years ago.
 
looks like just another non-descript apartment building. Don't we have enough of those? Proximity to the Yonge subway line is its only saving grace.

Don't see any new docs under the SPA which shows as open.

No permits issued......

But something is afoot!

....Damn i was actually hoping they forgot about the pool of properties they had on hand so they wouldnt ever build and we wouldnt have to see their drab.

Parking Ratio: 4 resident spaces to 664 units is less than 0.01

@HousingNowTO will wish to note that as the proposal seeks to can previous office replacement plans they are offering up 7........yes, a whole 7 affordable housing units.

Hmm...generally the same architectural expression as before, minus a bulky podium, and a seemingly thinner floorplate. An ugly duckling is still an ugly duckling, and the pitch for affordable housing is laughable.
My misgivings on losing commercial space aren't as strong as prior years (but I still stand by them), though a little more retail space would be better here, considering what would be lost to this proposed building in terns of units/retail space.
