As much as I dislike the architecture in this proposal, the agreement between the city and the developer seems to be an “above and beyond” win for affordable housing.

Oh good, they ditched the red brick, the only thing that shared any relationship with the original building. Palace Arms is such a special structure, it deserves way better. This is also a case where I'd actually prefer more height- a slimmer but taller tower that steps back further from the heritage building, while also giving the developer the same density. It would also look more graceful than this squat box.
 
Wasn't in position in take pics but some scaffolding has begun going up on the Palace Arms
