As much as I dislike the architecture in this proposal, the agreement between the city and the developer seems to be an “above and beyond” win for affordable housing.

Oh good, they ditched the red brick, the only thing that shared any relationship with the original building. Palace Arms is such a special structure, it deserves way better. This is also a case where I'd actually prefer more height- a slimmer but taller tower that steps back further from the heritage building, while also giving the developer the same density. It would also look more graceful than this squat box.

Ah there we go, I was waiting for the trademark "Toronto colour strip out". We finally got it, took them long enough now we can be confident that this will be built for sure.

Hard to believe Sweeny&Co even have their name on this given some remarkable design solutions for heritage sites (adding new buildings in sensitive and creative ways... like The Bridge).

The brick being de-painted already looks so much better even before the full restoration. I don't understand what possesses anyone to paint brick.
