That area has really grown up. I remember when I was in high school and the earliest buildings were going up, the worry of that area becoming a new St. James Town. But walking down there now, it's not perfect but it's a damn good area I think. Some more affordable grocery options and a bit more nightlife options and it would be 10/10!
