What Ms. Petricone speaks about in her lecture posted above, is the fact that Daniels wanted two very rational, simple-as-possible (cheap) towers, so that the investment could be focused on the public realm and podium design. The Yard space in the middle of the block should be really interesting and it looks like a lot of work went into developing the podium design. It's a shame about the towers being reduced to essentially a pattern on the balconies but it gives you an idea of the incredible limitations placed on architects by their clients in Toronto, especially in the condo industry.

What was reduced vertically will be gained horizontally in the form of increasing amounts of full-height spandrel glass units - and used en masse in an almost uninterrupted expanse on portions of the tower according to the docs. The unfortunate thing on top of that is those portions won't be shielded by the balcony.

The 3rd floor is the amenities floor - although all that spandrel still doesn't look. IIRC half of the 11th floor will also be amenities floor, and having an outdoor pool. The 2nd floor is an office floor, although I'm not sure if they've announced the tenant.

Nice colour on those trees at Corus and George Brown.
Hope there will be many more trees in this area as these developments progress.

I can't wait until that sugar refinery is removed. I understand that people want to hold on to/diversify the employment potential in the area, but even a single office building will employ more people, and the added benefit is that a pedestrian bridge could be built to bridge that gap in the pedestrian mall and continue it Westward.

I like the sugar refinery, it reminds us of a time when this area was a working part of the city, and of course those ships bringing in raw materials need a place to dock.
