Oh wow I wasn't expecting that many units either! I like the density of the proposal, as long as transit solutions are included in the plan. I live just north of there and it is getting harder and harder to get on the Dufferin bus in the morning. I often end up just walking down to the station.
Also, the amount of parking seems excessive for an area that's already gridlocked during rush hour and on weekends, but maybe it corresponds to the city's requirements? After all it's still less parking spots than the total number of proposed units, and when you add to that the retail and office spaces...
Now if we could increase the number of affordable units... 150 units account for 4.4% of the total number of dwellings. Not enough IMO, and I don't think Ana Bailao will be happy with that either.
Anyhow, this is encouraging and I'm happy this is moving along. This area is exploding, the first residents of Fuse and Fuse 2 at Dupont and Lansdowne are about to move into their 576 units, and the developers have submitted an application for 3 more rental towers containing a total of 1000 units immediately to the north at 980 Lansdowne.
 
But it's so close to the Harbord streetcar stop at Dufferin and Lappin.

The 26 is a very low ridership, infrequent route. They would have to double the number of buses on that route.

I can't see it being an attractive commute when you can get on the dufferin bus and be at dufferin station in under ten minutes.

If they make the 26 DUPONT a branch, 6C BAY to Jane Station. Alternating with the 6A and 6B branches.

Far cry from the days when the 4 ANNETTE trolley bus and the DUPONT streetcar. See link and link. The DUPONT streetcar did run on Dupont Street between Christie Street and Davenport Road before continuing on to the Ferry Docks.

Supporting documentation has been added to the development application. It includes the (very detailed) master plan, the shadow study, and all the usual.
I didn't realize shadows will go that far in late December. They seem to reach davenport to the North, and Dovercourt to the East.
The plan also includes the revamp of Dufferin and Dupont Streets. Units will consist of Studios, 3-bedrooms, and everything in between. The 150 affordable units would be in the 12 story building by the rebuilt community centre.

It's extremely out of character for the area, in a good way. Makes me wish it was somewhere closer to downtown where it would face less opposition.
 
I'm not sure how they're in any way connected. Look at the teams behind each project. That matters more than any of the cute images an international renderfarm can click to life.
 
Again, the problem here is transportation both car and public transit. Transit in this area will get worse not better in the future. The next street in the area after Bloor being targeted for bike lanes is Dupont. These streets are already heavily congested during daytime periods. There are also many development sites on Dupont looking to densify to the East of this proposal so increasing bus service on Dupont will start to be useless in moving more people towards the core if they work downtown. Basically if you live here you could bike or you would have to just walk to Dufferin Station every day (not very close especially during winter months).
