Mimico acquisition


Building upon years of activity in Etobicoke, Minto’s newest acquisition is at Grand Avenue and Portland Street in very close proximity to the Mimico GO Transit station.

The 5.5-acre site is zoned for 1.08 million square feet and is slated for a high-rise, master-planned community with three condominium towers including 1,260 units, retail at grade and a public park.

“We want to take the time to get the right product and the right design, and then we’ll advance entitlement with the City of Toronto,” said O’Reilly. “It’s conditionally zoned, so we hope we’ll be in a position to bring it to market in a timely manner.”

The site is currently occupied by vacant industrial and commercial buildings which have not been operational for several years. They will be torn down to make way for the new project.

“The Mimico site is a perfect fit for our urban portfolio,” said O’Reilly. “It’s got the scale and it’s got the locational attributes we’re attracted to.

“There’s an opportunity there to be part of a master-planned, high-density node near transit and a short ride from Union Station. It’s already a desirable community poised for growth.”

Site Plan Control application for Block E1 (2 & 10 Audley Street & 29, 51, 59 & 71 Portland St) as referred to in the Mimico Judson Secondary Plan (OPA 331). Two residential towers are proposed, 20 and 24-storeys in height, connected by a mixed use podium that ranges in height from 4 to 8 storeys. The development would have a total gross floor area of 73,067 square metres, of which 70,009 square metres would be for residential uses and 3,058 square metres would be for non-residential uses.

Couldn't find renders, best I could find was a roof plan. Architect is Wallman Architects:

Site Plan Control application for Block D3 (1 Audley Street & 8 Newcastle Street) as referred to in the Mimico Judson Secondary Plan (OPA 331). A 36-storey mixed use building is proposed with a total gross floor area of 28,774 square metres, of which 28,274 square metres would be for residential uses and 500 square metres would be for non-residential uses.

The proponent is at the CoA requesting height increases for both Blocks D & E.

Block D now proposed to be 40-storeys (previously 36).
Block E is now proposed to be 27 & 23-storeys (previously 24 & 21).

Total proposed unit count for both blocks is now 1473.

All stats in the database reflect the updated plans from the Minor Variances, however the renderings in the database currently reflect the previous plan until updated renderings are released.
 

Rogers Communications Inc. is proposing to build a 35m Self-Support Telecommunication Tower on at 2 Audley St. This tower will replace the tower at 1 Audley St that is being decommissioned due to the Mimico residential development. Once the building north of the proposed tower is built, an antenna system will be installed while the proposed tower will be decommissioned.
