M2M’s second phase will include two more towers and a podium with more than 800 residential units, 30,000 to 40,000 square feet of additional retail, 40,000 square feet of office space, a community centre and a daycare centre.

A public park connecting the development to the rest of the neighbourhood will also be launched.

Santino expects sales for that phase to launch in the late spring of 2021. Occupancy is anticipated in late 2024 or early 2025.
 
That late 2024 to early 2025 occupancy is what we’ll see for phase 1 (under construction now with big hole in ground). It’s way too aggressive for phase 2 which haven’t even officially submitted development proposal yet, add 1 year for approval (negotiations already done) another for building permits, 5 for construction,... closer to around 2028 occupancy for phase 2,.... at earliest.
 
In the meanwhile a second crane seems to be coming. From this morning.

Given the depth of this project's underground levels and what'll probably be equally as deep across the street at 5800 Yonge, how is any alignment of a future Yonge subway extension going to be possible? Not sure if this has been covered in the actual Yonge extension thread, but the only way I see a possible alignment is either the tracks take a jog east/west of Yonge underneath the single family homes or a cut and cover method directly underneath Yonge.
