No new renderings are updated in the database! The only change in the database is the total unit count dropped from 436 units to 432 units. Finally, the development application is in Site Plan Approval stage.

According to RENX, this has started construction, though the demolition permit has yet to be issued.

Lanterra Developments has a short-term development pipeline of about 4,000 housing units and recently celebrated the construction kickoff for one of those projects, the 38-storey Natasha The Residences.
About three-quarters of Natasha The Residences’ 438 units are sold, Lanterra chairman Mark Mandelbaum told RENX a VIP event at Toronto’s El Mocambo club.

The site at 263 Adelaide St. W., at the southeast corner of John Street, was acquired in November 2020 for $69 million in what was at the time a very high-profile transaction. The development will include several amenities and maintain the original heritage façade of the existing Purman building, which was erected in 1915, as its base five floors.

“It did have a few tenants living in the building and we were required, because of the zoning procedures, to have rental replacement components to deal with the tenants — which we have,” said Mandelbaum. “We are now getting our final permits. We started to work inside the building and we're going to be starting construction.”

Mandelbaum expects construction of the BDP Quadrangle-designed building to take about three-and-a-half years to complete.

The Natasha Residences looks like it may be an interesting build. The site is only reasonably accessible from Adelaide Street. While there is an alley between the buildings fronting on Adelaide Street and those on the north side of Pearl Street, immediately to the south access to the alley way and the back of the construction site is very limited - a portal through one of the Pearl Street buildings. There is not access to the alley way from either of the side streets, John or Duncan.

This one still does not have a demolition permit, the partial permit for shoring isn't even started yet.

I note on the demo permit there seemed to be a zoning issue outstanding....

Orin Demolition on site for to start work on the Natasha project. Bin and equipment delivered to Pearl Street, backing onto the site, this afternoon. Presumably initial access will be through the portico on Pearl Street leading to the back laneway behind the Purman Building.

Do not see any update to the Demolition Permit status though - still flagged as being 'Under Review'

Demolition activities are now fully underway. Access to the Purman building from Pearl Street is from the 138 Pearl Street parking garage driveway. Demolition will take some time, as the only mechanized equipment on site is the shovel to load the bins - everything else, all actual demolition work is being done manually. The truck with the bin required about a five point turn in order to line itself up with the driveway opening to get to the staging area behind the Purman building.
