There were new documents uploaded to the AIC on August 31st, 2022. That was a while ago, but it seems like they never made their way to thread... so I'll bring some of the new and updated renderings forward now. Overall, it still looks very nice, but keen eyes will spot the value engineering that has taken place:

Thank god for HPA. The mid-block pedestrian connection is exactly what it needs to be; functional yet stylish, not overladen with landscaping that will be dead all winter, and most of all... red brick.
Yes, lots of nice features but it's a rendering so LOTS of time for various 'cheapenings'. One does get quite sceptical if you hang around here too long!

Tower cladding looks different, like smooth precast panels vs. earlier renderings that showed a nicely textured brick. If that's the case this is a big disappointment, that brick was one of the elements I really liked. Not that I'm surprised or anything.
 
A quiet but organised Saturday. Graffiti is growing and they haven't removed or painted over any for weeks, even though they could do it with a can of paint in 10 minutes.
I hope I'm not going to have to waste my time with 311 on this.

Comments:

Basically a solid design............but

The theme is indigenous/native; and an assertion made that native plants were selected; in fact many of the trees are not native to Toronto; and one of the understory plants, False Spirea is actually native to Asia. Sigh.

Site work actively underway at 261 Queen Street East. First, from the east (Ontario Street sidewalk), looking west along the Queen Street frontage.
