So will the structure switch to wood at some point? Or am I misunderstanding what a "mass timber" building is. The columns so far look to be steel reinforced concrete.

The elevator core will be cement and the timber begins on level two.

Interesting that both this and T3 Sterling Road are both going ahead completely on spec. Hines has deep pockets but that's an implicit vote of confidence in the Toronto office market.

Not sure if it's just a bit of fluff talk, but I remember reading in a past article where Hines are in active discussion with potential tenants for the T3 Sterling Road. Being in close proximity to the GO and UP station, along with the subway and other TTC routes, and being surrounded by future developments on the horizon does put it in an attractive and dynamic position. Hines' clout and deep pockets also naturally give them an advantage of course. Smaller players in the area like the 77 Wade near Lansdowne station, will have a more difficult time getting started in the short to medium term though.

'Active discussions' does not a 'signed lease' equal . 77 Wade is a different story entirely - owners are really not having much luck with that one, unfortunately.
