West facing units on a higher floor will have a great view of downtown
Did Empire mentioned when first owner will move in?

Looking good.

Now that that Salvation Army has opened it's permanent citadel of poverty on Jarvis, it seems a bit much for them to have shelters on both sides of Moss Park. Really, the city should look at asking the SA to close or relocate the shelter at Sherbourne and Queen. It's too much despair for the area to hold, especially in combination with the out-of-proportion poverty all over that area. It also burns, because the antique architectural block west of Sherbourne on Queen's north side is wonderful and somewhat uncared for.

There's a rather drab highrise, just up Sherbourne, where the retail in the base has been shuttered for some time. It would be great to see it get a deep redoing. But it is hard to imagine much happening for it when the corner continues to be one of the most forcibly depressed in the city.

Also, the two concrete buildings on Sherbourne just north of Shuter. A lot of people may liken them to "The Nightmare On Elm Street", but properly renovated, they could be great. They've been handled unsympathetically more than a few times over the years. The bases would need a lot of work.
I was inside them once - the apartment was huge, and had nifty '70's mini-levels to it. With the right developer, I have no doubt it could be marvellously retro-futurified up to a new level of intrigue.

the maxwell meighan center is massive. unlikely the place on jarvis could make up for the loss of beds if it closed.

i think a more likely scenario is that the neighbourhood will densify with a greater mix of people - not just the down and out.

The City now seems to be using the Sherbourne Street address for The Modern.

101 was the Gas Station number. There were some other buildings to the north of the gas station that had other numbers. Which do you pick? We went with the address the developer used.

As per purchase agreement, it is 320 Richmond st East.
Lets hope they haven't changed it
