Yes, they are putting the column forms up for the first floor. Looks like they are almost done pouring the concrete for the ramp into the parking also.

As you imply, it's difficult to call the exterior decoration we currently see as the norm in condo-construction 'architecture,' but their website claims that changes were made...

When Empire took over this project, EI Richmond got involved. They finalized the design and drawings.
Empire Sales rep mentioned that no architectural changes were made.

I'm told September 2011 but that seems like a bit of a strech to me.

I'm anticipating the first tenents moving in at the beginning of next year and the last tenents by end of next year. Anyone think otherwise?
