Demolition permits don't require rezoning. What requires rezoning is building permits for something that is outside of the existing zoning scope. A developer can actually get shoring and excavation done before getting zoning approvals if they wanted to. Zoning is only needed to start constructing the actual building.
Thanks , but normally Developers pre-sell some units before even breaking ground ?
I never heard they pre sold units.It was just proposed in 2015.
In canada bank don t finance specs skyscrapers.
 
It has not gone into sales yet, and they have already done a lot of work on the site. Which is why I don't understand people thinking this is slow moving

Old timers here on the forum remember 10 Dundas East (formerly Metropolis/Toronto Life Square) quite vividly. The lot was cleared and then nothing happened for something like 5 years before construction started. No guarantees at this point that this won't happen here as well. Let's hope not.

It's pretty certain this won't be repeated here. The commercial building is going ahead.

The anchor retail unit at the corner is undoubtedly modelled after an Apple store without the logo if that adds any sort of fuel to the fire.

Are Zara and Cibo the first confirmed tenants? (or merely placeholders?)

The lighting of the structural elements at night could be fantastic.

Yes I'm looking forward to learning more about their plans for the lighting. The renderings look pretty interesting.

Well, that is as overtly Apple Store as you can get without just coming out and saying it. That's the new Apple Store design with lit ceilings .

Good. Now we can finally put that exhausting conversation to rest. Then again...I guess it will start a different angle of that conversation.

Re the lighting: I hope the weaving pattern will also be illuminated at night. That would look really slick.
