Strange, so this was subnitted yesterday and there is already a rezoning application

To construct a mixed-use development comprised of 2 residential towers having a heights of 44 and 58 storeys on top of an 11 storey podium base. The total height of the north tower is 218.3 metres plus a 19.5 metres mechanical penthouse. The total height of the south tower is 124.7 metres plus a 13.5 metre mechnical penthouse. The first two storeys of the 11-storey podium consist of retail uses; floors 3 to 9 contain a Toronto Parking Authority parking garage with 802 parking spaces; and the remaining floors are residential uses. Residential parking is located in 3 levels of underground parking. In total there are 1,172 vehicular parking spaces (370 residential parking spaces and 802 Toronto Parking Authority spaces) and 1,205 bicycle parking spaces. A total of 1,166 residential units are proposed.
 
The phrasing is a bit confusing.. The total building heights are in fact 69 and 55 storeys.

That doesn't make sense. 99.6M difference in 14 floors?? Either the numbers are wrong, or the shorter tower is going to have low ceilings or the taller one is going to have a spire or other roof top feature. Although a 20M mechanical floor is pretty extravagant!
 
I'm not a fan of the above grade parking.

But aren't those 7 floors of above grade parking meant to replace the public parking garage that is already there? If you put it all underground, in addition to the 3 levels for the condo parking, that would be a 10 storey excavation, which would be unprecedented in this city.
 
Don't think they can go underground because the subway is too close.

One Tower may be rental and the other highend Condos..

we lose some and win more- think about four seaons 205m dominance in the north downtown now add 238m 250m and 277m its gonna be a awesome cluster

That is a great stat, could almost include IBE. If this goes ahead everyone would be well served to have it all happen at once. Have excavation proceeding 24 *7 and just get it done! In other two seprate projects proceeding as one.
