Very interesting. There are a number of proposals in various stages that will intensify York Mills Rd between Leslie to just east of the DVP. All good reasons to bring on the DRL.

Big "urban village" redevelopment projects by a single builder are a dime a dozen these days, whether it's the Honest Ed's lands, the Bloor and Dufferin lands, East Harbour, Parkside Village in Mississauga, or the Agincourt Mall redevelopment. I'm sure I've missed a few.

We'll see if these all these projects come to fruition as proposed. If they do, they'll change the very face of the city. Many are located in places that urbanists don't pay much attention to in the suburbs. In the future, these projects might create dense, mixed use, and walkable communities where that was previously unimaginable.

The design for the office building fronting York Mills, is exceptionally well designed. It would be nice to "up" the design standard for inner suburb office buildings.

The suburbs are huge of course, but these converted potential urban nodes are just what I am hoping for… here, there, everywhere, over the years. Not that we'll convert the suburbs away from personal vehicles easily or quickly—and we'll see if the above ground garages survive the planning process here—but this type of development will be commonplace, yes, so we've got to make sure they improve the city.

This proposal seems not unlike the 865 York Mills Rd proposal directly across the street that had been turned down by city council just a few years ago. While the hotel expansion here could possibly make sense, given that this hotel had been used a number of times for various labour negotiations, with OPSEU close by on Lesmill Rd., the residential towers are entirely inappropriate. They are looking for a zoning amendment, but they're not going to get it. With employment lands to the north, west and south, and the East Don River to the east, the site is cut off from nearby residential communities. That would mean any children would be bused to a school out of the area. Why would anyone want to live in an area like this anyway? Even the East Don River below can't be used as parkland as it's private land belonging to the Donalda Golf and Country Club. All of this makes residential a hard sell, so why would developers or otherwise propose such?
