Cityplace is further ahead in terms of community amenities - they now have a beautiful new community centre, library and two new schools. Humber Bay has the park advantage and better access to the lake and bike trails though.I do sort of get a 'City Place' type vibe from the area currently...
I'm not telling you what I "think", i'm just pointing out what the facts are. The reason the area is a "dead-zone" is because the pedestrian realm is thoroughly lacking in the area due to the design of the Six Points intersection. This will obviously change once the intersection is reconstructed, and the area has been developed. The city is relocating the Etobicoke Civic Centre along with its services to the Kipling area, and they've stated quite a few times that that the area would become the city centre for Etobicoke.Wishful thinking. Not gonna happen up there. Place is a dead-zone. Once Christie Factory finalizes its plan. This will have a 'Downtown Feel' if that land is used in good proportion.
I think Etobicoke will have two downtown strips in the future. a second at Humber Bay Shores, centred around the Kraft Bakery Site.
I'd be very surprised if the Kraft site doesn't end up being significantly mixed-use.I don't know about that, are you really a downtown if you don't have any office components??
.. Hopefully the Kraft site will include a couple office towers
Curious to see if they'll follow the design for the commercial building which is pretty nice IMHO, or cut corners.
